Obtaining a Certificate of Mold Damage Remediation (CMDR) is essential after your home has flooded. The process starts with having a licensed mold assessor inspect your property to make sure the underlying cause of the moisture intrusion has been corrected.

Having a CMDR is advantageous to the homeowner because the certificate will prevent insurers from making any underwriting decisions on the residential property based on previous flooding or mold issues. You will be required to provide any certificates you have received on the property over the past five years if you plan to sell.

The assessment will consist of:

  1. Complete inspection of the entire home (not just areas flooded)
  2. Evaluation of moisture content of the exposed studs and drywall above area flooded
  3. Inspection of the accessible wall cavities to look for hidden mold
  4. Psychometric data (temperature, humidity, wet bulb) to ensure conditions are not favorable for mold to grow
  5. Air sampling (if needed)
